Old Tully's Parcel

July 2020 Update

The City Council has decided to end this project - read a July 14, 2020 letter to the community.

Background

In 2018, the Mercer Island City Council announced it was seeking interested, experienced, and capable property developers to design and build a development (at the old Tully's Coffee site -- see map) consisting of a City-owned commuter parking facility adjacent to the future Sound Transit Light Rail Station, and a desirable, mixed-use residential/commercial structure based on the City’s Town Center vision and code. This future Commuter Parking and Downtown Mixed-Use Project was viewed as a unique opportunity to create a public-private partnership and develop an integrated gateway connection between the City’s Town Center and the light rail station’s east entrance off 80th Avenue SE (opening in 2023).

In mid 2019, the City selected Main Street Property Group as the developer.

In late 2019, the City completed purchase of the Tully's property, which also formerly hosted a gasoline service station operated by the Atlantic Richfield Company (ARC). ARC agreed to reimburse the City for the majority of clean-up costs arising from excavation, segregation, transport and disposal of contaminated soil as part of the redevelopment of the property.
